Why should you get your boiler serviced?
The importance of carrying out yearly servicing of your boiler cannot be over-stated. In the same way as a car needs to be serviced regularly, or your dentist needs to check your teeth, so too does your boiler and any other gas appliance in your home.
All too often we are called out to boilers which have not been properly maintained and the result is that homeowners are often left with substantial repair costs, or even having to replace boilers, which could have been avoided had regular maintenance have been carried out.

A routine gas boiler service typically costs around £70–£160, although some providers charge more. The price depends on your boiler, location, and the work included. This is a general guide, rather than a quote for your property.

A routine boiler service usually takes around 40–60 minutes. Allow extra time if the boiler needs more extensive cleaning, access is difficult or the engineer identifies a problem.
The appointment should allow enough time to complete the manufacturer’s required checks thoroughly. Any additional repair work may require a separate visit.
Arrange a boiler service every 12 months, following your manufacturer’s maintenance requirements. This applies even if the boiler appears to be working normally or is only used occasionally.
For a new boiler, the first service is generally due within 12 months of installation. Keep the service record, as annual servicing is usually a condition of the manufacturer’s warranty.
A boiler service involves safety and operating checks, inspection of key components, and cleaning where required by the manufacturer. The engineer checks combustion, the flue, controls, seals and signs of leaks or deterioration.
You should receive a record of the service and advice about any further work needed. A routine service does not automatically include repairs or replacement parts.
There is no fixed replacement interval. Many modern boilers last around 10–15 years, and some remain serviceable for longer with appropriate maintenance.
Age alone does not mean your boiler needs replacing. Consider its safety, reliability, repair costs, efficiency and whether spare parts remain available. An engineer can assess its condition and explain whether continued maintenance or replacement makes better sense.
Book a service as soon as possible and tell the engineer when it was last checked. A missed service does not automatically mean the boiler needs replacing, but it may affect your warranty.
Check with the manufacturer about your cover rather than assuming a late service will restore it. Keep the new service record and arrange future appointments around the required schedule.
Clear the area around the boiler and make sure the engineer can access the controls and any relevant cupboards. Have your boiler manual and previous service records available if you have them.
Mention any unusual noises, leaks, pressure changes or error codes when booking. Ask whether the boiler should be switched off before the visit, and leave the casing in place.
The engineer should explain the fault, whether it affects safe operation, and what work is needed. Further investigation, parts, or repairs may cost extra, so ask for a clear quote and check any applicable warranty or care plan cover.
If the boiler is identified as unsafe, follow the engineer’s instructions and do not use it until it has been made safe.
